A Bright Future For Residential Land Supply In The Latrobe Valley

Planning Minister Matthew Guy has approved the rezoning of 228 ha of residential land in thriving areas across the Latrobe Valley, including Churchill, Moe, Newborough, Morwell and Traralgon.

The planning amendment requested by council will allow for more than 2,600 lots and follows last year’s release of 562 ha of land supply, bringing the potential number of new homes in the region to 6,500 across almost 800 ha.

“In less than a year, the Victorian Government has addressed the Valley’s low supply of residential land, which will also contribute to greater housing affordability and diversity.” Mr. Guy said.

Member for Narracan Gary Blackwood and Member for Morwell Russell Northe welcomed the land release and said it would be a boon for the region’s economy.

“Increasing the land supply in the Latrobe Valley will improve housing affordability and importantly, will provide more opportunities for the local construction industry. A number of businesses have expressed concern about the lack of land available, so this is a welcome announcement for the community.” Mr. Northe said.

Mr. Blackwood welcomed the initiative for Moe and Newborough.

“Moe and Newborough are important towns that have a lot to offer people who work in the Latrobe Valley or Melbourne, but want to live in an attractive rural town setting. This land release will be advantageous for the local economy and provide important jobs at an important time for the region.” Mr. Blackwood said.

Mr. Guy said the amendment rezoned land from Rural Living, Low Density Residential and Farming to Residential 1.

“The amendment also applies Development Plan Overlays which ensure future infrastructure needs are addressed through the local planning permit process.” Mr. Guy said.

The amendment process involved consultation with landowners and agencies, including the Department of Sustainability and Environment, the Department of Primary Industries, Gippsland Water, the West Gippsland Catchment Management Authority and the Environment Protection Authority.

Latrobe Planning Scheme Amendment C58 has rezoned 53.5 ha in Churchill, 15.1 ha in Moe and Newborough, 37.8 ha in Morwell and 115.9 ha in Traralgon.
